To redevelop and revitalize the old El Camino Motel site into a new Mix-Use development that includes:

• 47-hotel rooms
• 51-apartments
• Full service dining/pub
• 115 parking spaces 
• Outdoor patios & public spaces
• Rooftop pool/bbq deck
• LEED Design w LED lighting, Solar Roof Panels, and Green materials
• Landscaping and other site features.   

This plan is consistent with IB's LCP Plan, conforms to local Zoning, and exceeds Coastal Zone requirements.  

This project will not affect neighborhood favorites such as Don Ponchos and Stardust Donuts.   

Imperial Beach's Mission Statement: 

 “To maintain and enhance Imperial Beach as ‘Classic Southern California’, a beach-oriented community with a safe, small town, family atmosphere, rich in natural and cultural resources.”

Our plan is to continue the revitalization plans of the Palm Avenue Commercial Corridor by bringing forth a new vibrant Mixed-Use project that will be a very welcoming site for tourists, locals and help local economy.  

Blue Wave was inspired by our love for the community, and we wanted to design a project that not only stands out architecturally, but represents the IB lifestyle.  Its a place where locals and tourists can enjoy the sun, surf, and kickin back with friends.
